The monthly or per-visit rate and exactly what's included. Put add-ons — floor stripping, carpet extraction, window cleaning — as separately priced line items so they're never assumed to be free.
Net-15 or net-30, accepted payment methods, late fees, and the billing date. Spell out what happens if an invoice goes unpaid.
Who provides cleaning products, paper goods, and trash liners, and whether restocking consumables is billed separately. This is a common surprise cost — define it.
Your general liability and workers' comp coverage, and how damage or loss is handled. Commercial clients will ask for a certificate of insurance — name it here.
Month-to-month or a fixed term such as 12 months, and whether it auto-renews. Clarity here keeps the relationship professional.
A notice period — 30 days is standard — and any early-termination terms. This protects both sides and is the section most commercial buyers look for.
