Maid service contract template

A solid maid service contract covers eight things: scope, schedule, price, cancellation, access, liability, a re-clean guarantee, and termination. Get those in writing and you've prevented nearly every dispute a cleaning business runs into. Below is a clause-by-clause template you can copy into a document, fill in, and start using — free, no email required.

The eight clauses every cleaning contract needs

1. Scope of work

List the rooms and the exact tasks per visit — and what's not included. "Kitchen, two baths, living areas: dust, vacuum, mop, sanitize surfaces. Excludes inside oven, windows, and laundry unless added." Specificity here stops the "you didn't do the baseboards" argument cold.

2. Schedule and frequency

Weekly, biweekly, monthly, or one-time, plus the day and an arrival window. Note that exact times may shift and you'll give notice. Recurring clients should know the cadence is locked unless they change it in writing.

3. Price and payment terms

Rate per visit, what's billed for add-ons, when payment is due, and accepted methods. State your late-payment policy. Auto-charging a card on file the day of service prevents most collection headaches.

4. Cancellation and rescheduling

Your notice window (commonly 24 to 48 hours) and the fee for late cancellations or lockouts. This is the single most valuable clause — it protects the income of a slot you can't refill last minute.

5. Access and keys

How your team gets in — key, code, lockbox, or present client — and how keys and codes are stored and protected. Spell out who's responsible if access fails on a scheduled day.

6. Liability and insurance

State that you carry liability insurance, how breakage is handled and reported, and any reasonable cap. Ask clients to secure valuables and fragile heirlooms. This protects you and reassures them at the same time.

7. Satisfaction / re-clean guarantee

Offer a window — say 24 hours — to report a missed area, which you'll re-clean free instead of refunding. This turns complaints into loyalty and avoids chargebacks.

8. Term and termination

How either side ends the agreement and the notice required (often two weeks). Keep it easy to leave — month-to-month with simple termination reads as confidence, not a trap.

Common questions

Do clients need to sign every time?

No. One signed recurring agreement covers ongoing service. You only re-sign if the scope, price, or schedule changes. Keep a copy and note the effective date.

Can I have clients sign online?

Yes, and you should. A digital signature at booking removes friction and gets more clients fully signed up. A good booking flow on your website handles this automatically.

What's the most disputed clause?
