Car wash business plan: structure and a worked example

A car wash business plan needs seven sections: executive summary, wash model, site and traffic analysis, equipment and operations, membership and pricing, marketing, and financials. The plan lives or dies on two numbers — daily car count and how many of those cars become monthly members — so build those in early. Below is what each section holds, plus a worked example for an express tunnel.

The seven sections

1. Executive summary

One page, written last. The model, the location, the funding needed, and the headline car-count and membership targets. Lenders decide whether to keep reading here.

2. Wash model

Self-serve bays, an in-bay automatic, or an express exterior tunnel. The model sets your cost, your throughput, and your revenue ceiling. Express tunnels on memberships are where most new money is going.

3. Site and traffic

Traffic counts, visibility, ease of entry and exit, and competitors within a few miles. A wash is a traffic business; a hard-to-enter site at low counts cannot be marketed into success.

4. Equipment and operations

The tunnel or bay equipment, water reclaim, vacuums, staffing, and hours. List your licenses and permits: business license, water discharge and reclaim permits, and local zoning sign-off.

5. Membership and pricing

Wash package tiers and the monthly unlimited plans that drive recurring revenue. Set a target conversion rate from drive-up to member; this is the single biggest lever in the model.

6. Marketing

A Google Business Profile, a site that sells memberships and lets people join online, signage, and a launch offer. Budget for a strong opening push to seed the member base fast.

7. Financials

Startup costs, a car-count revenue forecast, membership ramp, and break-even. Show the fixed costs clearly; this is a high-fixed-cost business and the bank reads this section twice.

A worked example: an express exterior tunnel

Model: 100-foot express tunnel, free vacuums, base wash $10, top package $25, unlimited membership $30/mo.

Startup: land and buildout $2.8M, equipment $900k, working capital $300k — roughly $4.0M.

Year-two run rate: 250 cars a day, 360 days, ~$15 average ticket = roughly $1.35M, plus 2,000 members at $30 = $720k recurring.

Costs: labor, chemicals, water and power, debt service, and site costs. A mature express wash can run 40 to 55 percent operating margin before debt.

The lever: every 500 members added is about $180k a year in recurring revenue at near-zero marginal cost.

Run your own version with a conservative car count and a realistic membership ramp. If break-even needs full lanes from week one, the plan is too optimistic.
